This proposed custom luxury residence has been recently designed for a client with rural land in Wellington County, Ontario. The design features an elegant bungalow-style layout that complements the surrounding countryside, with refined architectural detailing, expansive frontage, landscaped grounds, and a strong connection to the rural setting. As the property is located on agriculturally zoned land, the project has required careful coordination of the planning and approval process, including zoning by-law review, required zoning by-law amendments, agricultural setback considerations, conservation authority review, servicing requirements, and coordination with the necessary consultants.

The project has advanced through the key pre-permit stages, including concept development, site planning, architectural design coordination, engineering review, zoning compliance analysis, and the preparation of materials required to support the proposed construction. Consideration has also been given to rural servicing requirements such as private well and septic design, driveway access, grading, drainage, and any applicable conservation-related constraints such as regulated areas, wetlands, watercourses, or natural heritage features. With the zoning and planning matters being coordinated, the project is now being advanced to the stage where it is ready to formally move forward for permit submission, while maintaining the client’s vision for a high-quality rural estate residence.
